What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the house and the overall layout. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services necessary?

Disputing property taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unverified — which means you may be paying for more square footage than you actually have! Unless an appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A measuring service can secure a fair price for your house. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service carried out by a certified appraiser (after any updating that may have affected square footage).

Material for agents

To ensure that your client's property closes at a price that correctly reflects true market value, we suggest asking for a floorplan service for the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested because they can see the layout and attributes of the home before and after a showing.
